Getting Into The Short term Rental Game

The Smith’s expressed interest in achieving passive annual returns while also building their real estate portfolio. After consulting with New School Hosting, they purchased this property. “Sutton’s Roost” is a 5 bed, 4.5 bath house in Wintergreen.  The upstairs portion house had previously been partially rented out, but it wouldn’t be fair to compare previous rental income (which was minimal) to current performance.  The house came furnished but it would have been easier if it hadn’t since we replaced almost everything! 

The Smiths DIY-ed most of the renovation, including converting an odd common area into a bedroom, adding a hot tub and sauna, converting a large master bedroom into a super fun kid room (complete with climbing wall and a mini log cabin converted closet), and adding a game room.  They hired a designer for the living rooms and dining area, and designed the rest on their own.

Projected Numbers

They purchased the home for $693k in April 2023.  After furnishing and renovation, they were all in for $140k.  The property is pacing toward $170k in revenue, which will yield around $48k in annual profit for a cash on cash return of 35%, which goes up to 49% when you factor in equity gains from principal pay down and 2%/yr appreciation.  And these figures are AFTER paying New School Hosting’s fee, meaning this is a completely passive investment for them.
